King Charles III has decided that Buckingham Palace will no longer serve as his primary London residence even after the completion of its extensive refurbishment next year, marking a significant departure from a royal tradition that has lasted for nearly two centuries. Instead, the monarch and Queen Camilla will continue to live at Clarence House, while the iconic palace will remain the ceremonial and administrative headquarters of the British monarchy.
The decision comes as the £369 million restoration project at Buckingham Palace enters its final phase. The decade-long refurbishment, launched to modernise the ageing building’s infrastructure, has involved replacing outdated electrical wiring, plumbing, heating systems and other essential services to ensure the historic structure remains functional for decades to come.
Although the King will not reside in the palace, it will continue to host major state occasions, including banquets, investiture ceremonies, diplomatic receptions, audiences with political leaders, garden parties and official royal events. Visiting heads of state will also continue to be accommodated there during official visits to the United Kingdom.
The move reflects both practical and personal considerations. King Charles has long been comfortable at Clarence House, which has served as his London residence for many years. The shorter distance between his home and Buckingham Palace allows him to easily commute for official engagements while avoiding the challenges of living inside a large working palace that houses hundreds of staff members and offices. Reports also suggest that the King’s ongoing cancer treatment and the couple’s preference for a more manageable residence influenced the decision.
Royal officials are also planning to make better use of Buckingham Palace’s available space. Several administrative departments currently based at nearby St James’s Palace could eventually be relocated to Buckingham Palace, freeing up valuable property that may be leased commercially to generate additional income for the Royal Household.
Public access to Buckingham Palace is also expected to expand after the renovation is completed. Visitor numbers have steadily increased in recent years, with more than 683,000 people touring the palace during the 2024-25 period. Officials are considering extending guided tours and opening additional historic rooms to visitors, allowing the public greater access to one of Britain’s most recognisable landmarks while generating extra revenue for its maintenance and conservation.
The decision is not without historical precedent. Several British monarchs have chosen not to make Buckingham Palace their principal home. Queen Victoria spent much of her later life away from the palace following the death of Prince Albert, while King William IV preferred Clarence House and even attempted to hand Buckingham Palace over to Parliament after the Palace of Westminster was destroyed by fire in the 1830s.
Despite the change in residential arrangements, Buckingham Palace will remain the symbolic heart of the British monarchy, continuing to serve as the venue for official ceremonies, diplomatic engagements and national celebrations. The transformation signals an effort by King Charles to balance royal tradition with practical governance, while also making one of Britain’s most famous historic buildings more accessible to the public.
